Real Estate CRM Contracts, Setup Fees & Cancellation Report 2026

The real estate CRMs that hide their prices behind a demo tend to hide something else too: how long you’re locked in. We read the official terms of service, pricing pages, and help docs for 10 leading real estate CRMs in June 2026 to answer the questions a sales demo skips: minimum contract length, setup fees, and what it actually costs to cancel.

Key findings

  • 6 of 10 require a term commitment — no true month-to-month at signup: BoldTrail, Real Geeks, BoomTown, Sierra Interactive, CINC, and Top Producer.
  • Only 3 of 10 openly publish no-contract, cancel-anytime terms: Follow Up Boss, Wise Agent, and IXACT Contact — the same lower-cost CRMs that publish their pricing.
  • 6 of 10 charge a setup, implementation, activation, or onboarding fee — but only Sierra Interactive and Real Geeks publish clear platform setup-fee amounts in the public materials checked.
  • Early-termination penalties are real: Real Geeks (a two-month buyout), CINC and Lofty (remaining contract value), BoldTrail and Top Producer (no mid-term exit at all).
  • Two widely repeated claims are false: “Real Geeks has no contracts” (its core platform has a 6-12 month term) and “Wise Agent requires 30 days’ cancellation notice” (it doesn’t).

Real estate CRM contracts, setup fees & cancellation, 2026

Verified from each vendor’s official terms of service, pricing page, or help center and re-checked on July 8, 2026. “Not published” means the vendor confirms the term exists but withholds the detail (typically pushed into a private signed agreement). We excluded third-party estimates.

No-contract real estate CRM options versus CRM platforms with lock-in or hidden contract terms
Summary visual: the no-contract group is small. The precise vendor-by-vendor terms are in the crawlable table above.

The hidden commitment cost: early-termination penalties

For the demo-gated and contract-gated platforms, leaving early is not automatically free. Real Geeks’ terms/support material describe an early cancellation buyout tied to the initial term. CINC and Lofty’s contract plan require paying the remaining contract value. BoldTrail and Top Producer do not present a simple public cancel-anytime path. These are the costs a pricing page rarely makes as prominent as the signup pitch.

Early termination risk categories for real estate CRM contracts
Cancellation risk is not only about whether a platform has a monthly plan. It is about what happens after the agreement is signed.

Two “facts” about real estate CRM contracts that are wrong

“Real Geeks has no contracts.”

Not a safe assumption for the core platform. Real Geeks’ terms point to an initial term identified in the order summary, and its public lead-guarantee language references 6- and 12-month commitments. Confirm the exact term in writing before signing.

“Wise Agent requires 30 days’ cancellation notice.”

False. You can cancel anytime by email, effective at the end of the current billing period. The 30-day clause in their agreement governs Wise Agent’s own price-change notices, not your cancellation.

The cleanest no-contract options

If avoiding a lock-in is the priority, three CRMs publish month-to-month terms with no setup fee and cancel-anytime cancellation: Follow Up Boss ($69/user/mo), Wise Agent ($49/mo), and IXACT Contact ($46.75/mo). Real Geeks now publishes a platform price and setup fee, but that does not make it a no-contract option. Transparency on price and transparency on contract terms still need to be checked separately.

Ask before the demo

Ask for contract length, setup fee, cancellation window, and early-termination cost in writing before you compare quotes.

Separate platform from services

CRM software, IDX website, ad spend, lead concierge, migration, and onboarding can all carry different terms.

Methodology

Between June 15 and June 23, 2026, we reviewed each vendor’s official Terms of Service / subscriber agreement, pricing page, and help center, then re-checked the cited claims on July 8, 2026. We recorded only terms published on the vendor’s own properties. “Not published” indicates the vendor confirms a term or fee exists but does not disclose the detail publicly (typically deferred to a private order form or signed agreement). Contract terms change and individual agreements vary; confirm current terms with each vendor in writing before signing. Found an error or an update? Email hello@theprotoolkit.com. FAQ

Which real estate CRMs publish no-contract terms?

Follow Up Boss, Wise Agent, and IXACT Contact openly publish month-to-month or cancel-anytime terms in the sources checked for this report.

Which real estate CRM setup fees are published?

2 of 10 reviewed platforms published clear setup-fee amounts in this check: Sierra Interactive and Real Geeks. Sierra lists $500 on monthly plans and $0 on annual. Real Geeks lists a $500 one-time setup fee. Other vendors either stated a setup, implementation, activation, or onboarding fee exists without publishing the amount, or did not list one.

Is Real Geeks really no-contract?

No. Real Geeks’ public pricing now publishes a platform price and setup fee, but its terms point to an initial term in the order summary and its lead-guarantee language references 6- and 12-month commitments. Confirm the exact term and buyout language in writing before signing.
